Why the Cheapest Waterproofing Quote for Your Mumbai Terrace Will Cost You More in Two Years

Three waterproofing quotes on the table and one comes back suspiciously low. That low quote is exactly the problem.

When three contractors quote for terrace waterproofing and one comes in way below the others, most society committees pick the cheap one and feel smart about it. That feeling lasts until the first monsoon downpour, when the terrace starts leaking again and the cheap contractor stops answering calls. The cheapest waterproofing quote for a Mumbai terrace is almost never the cheapest option. It is the most expensive mistake your society can make, and it shows up within two monsoon seasons.

PS Group (formerly PS Civil) has spent over 18 years waterproofing Mumbai terraces, and we have seen the aftermath of low quotes more times than we can count. Here is what the cheap quotes leave out, why contractors cut those corners, and what your society should look for instead.

What the Cheapest Waterproofing Quote Quietly Leaves Out

A proper terrace waterproofing job has several stages that take time and materials. A cheap quote skips most of them. Here is what typically gets cut:

1. Surface preparation. The terrace surface needs to be cleaned, roughened, and primed before any membrane goes on. This is slow, dusty, unglamorous work. Cheap contractors skip it or do it superficially, because it is invisible once the membrane is laid. But without proper surface prep, the membrane does not bond. It lifts within months.

2. Flood testing. After waterproofing is done, the terrace should be flooded with standing water for 48 to 72 hours to test for leaks before the contractor leaves. This is standard practice. Cheap contractors never flood test. If they were confident in their work, why would they avoid the test that proves it?

3. Correct membrane system. There is a difference between slapping on a single coat of waterproofing compound and installing a proper membrane system that meets IS 2645 standards. The single coat is cheap. The membrane system is what actually lasts. Ask your contractor what system they are using and whether it meets the standard.

4. Parapet and joint detailing. The junction between the terrace floor and the parapet wall is where most leaks start. Proper detailing requires extra membrane layers, rounding of corners, and sealant application. Cheap quotes treat this as an afterthought or skip it entirely.

Why Cheap Contractors Cut These Corners

It is not always because the contractor is dishonest. Often they are under pressure to win the tender, and the only way to win is to quote low. Once they win, they have to deliver at that price, which means skipping the stages that take time and material but are not visible in the final surface.

Some contractors also operate on volume. They take on 20 jobs in March and April before the monsoon, complete them all in a rush, and move on. They do not come back for repairs because they are already onto the next batch. By the time your terrace starts leaking in July, they are quoting for the next year’s pre-monsoon rush.

This is why the cheapest waterproofing quote for Mumbai terrace repair costs more in two years. You pay the cheap contractor once. Then you pay a competent contractor to redo the entire job properly. Plus you absorb the cost of damage from a monsoon season of leaking: blistered paint, damaged plaster, and ruined furniture in the flat below.

What to Look For in a Proper Waterproofing Quote

Before your managing committee picks a contractor, check that the quote includes these essentials:

1. Written scope of work. Every step should be documented: surface preparation, number of membrane coats, detailing at parapet and drain junctions, flood test, and curing time. If it is not written, it is not happening.

2. Materials specified by standard. The quote should name the type of waterproofing system and reference IS 2645 or the relevant Indian Standard. “Waterproofing compound” without a standard reference is meaningless.

3. Flood test included. The quote should explicitly include a 48 to 72 hour flood test after completion, with committee members present to observe. No flood test, no confidence.

4. Warranty in writing. A contractor confident in their workmanship will give you a written warranty of at least three to five years. Ask what the warranty covers, what the response time is if a leak appears, and whether the warranty is backed by the company or just the individual contractor.

5. Timeline and access plan. How many days will the work take? How will terrace access be managed during curing? A contractor who says “three days” for a full membrane installation is cutting corners. Proper membrane curing takes time.

How Mumbai Societies Should Evaluate Quotes Side by Side

Do not just compare the final number. Put two or three quotes next to each other and compare line by line:

  • Does each quote include surface preparation?
  • Does each quote include flood testing?
  • Does each quote include parapet and drain junction detailing?
  • Does each quote specify the membrane system and standard?
  • Does each quote include a written warranty?
  • Does each quote list the number of coats and curing days?

The quote that is lower on all these checks is not cheaper. It is less work for less money, and your terrace will tell you that in July.

PS Group provides terrace waterproofing services with written scope, flood testing, and membrane systems meeting IS 2645 standards. We also offer our PS Protect Plan, an annual maintenance contract that includes pre-monsoon inspection and emergency response. You can see some of our completed terrace projects in our gallery, or check out our work on YouTube where we show what proper surface preparation and flood testing actually look like.

Five Questions to Ask Before You Sign

  1. Can I see a terrace waterproofing project you completed two monsoons ago?
  2. Is flood testing included in the price?
  3. What membrane system are you using, and does it meet IS 2645?
  4. What does your warranty cover and what is the response time?
  5. Who do I call if it leaks in July?

If your contractor cannot answer these five questions clearly, the quote is not worth the paper it is printed on.

5 Signs Your Podium or Basement Will Flood This Monsoon — And How to Stop It Now

Most Mumbai society committees find out their basement has a waterproofing problem on the first heavy rain day in June. By then, it is too late to fix it properly.

Here are five signs that are visible right now — before a single drop of monsoon rain — that tell you your basement or podium is going to flood.

Sign 1: White Powder Deposits on the Basement Walls

Those chalky white or grey streaks running down your basement walls are called efflorescence. They are not a paint problem. They are mineral salts that water has carried out of the concrete as it passed through the wall.

Efflorescence means water is actively moving through your basement walls right now, in dry season. When monsoon arrives and the surrounding soil becomes fully saturated, that trickle becomes a flow.

The fix before monsoon: crystalline waterproofing applied to the internal wall face. Crystalline products penetrate the concrete and block the capillary pores the water is travelling through — from the inside, without any excavation.

Sign 2: Rust Stains at Construction Joints or Expansion Joints

The joints between concrete pours are the weakest points in any basement. If you see rust staining at these joints — where the wall meets the floor slab, or at vertical construction joints between column bays — the waterproof sealant at that joint has failed.

Water is reaching the rebar at those points. Before monsoon, this is a straightforward repair: rout out the failed joint, clean it, apply new flexible polyurethane sealant. After monsoon starts, the joint is under active water pressure and the repair becomes significantly more complex and expensive.

Sign 3: Spalling or Rust Stains on the Underside of the Podium Slab

Look up at the ceiling of your basement parking. If you see rust stains, flaking concrete, or exposed rebar on the underside of the slab above you, the podium waterproofing above has already failed.

Water has been passing through that slab for at least one monsoon season. This is both a waterproofing problem and a structural one. The podium surface above needs assessment alongside the slab soffit below. PS Group (formerly PS Civil) handles both — see PS Waterproofing and PS Civil for what each covers.

Sign 4: The Sump Pump Has Not Been Tested Since Last Monsoon

Your basement sump pump is the last line of defence when water gets in. If it has not been tested since September, you do not know if it works.

Pour water into the sump manually. Confirm the float switch activates the pump. Confirm the pump discharges properly through the outlet pipe. Check that the outlet pipe is clear of blockages and not discharging back into the basement somehow.

This takes one hour and costs nothing. A pump that fails on the first heavy rain night in June causes lakhs of damage to vehicles, electrical panels, and stored equipment in the basement.

Sign 5: Cracks in the Retaining Walls Visible from the Perimeter

Walk around the outside of your building at the base, where the basement retaining walls are visible above ground level. Any crack wider than a hairline — or any crack that has widened since last year — is a direct path for groundwater under monsoon pressure.

These cracks can be sealed now with a combination of crack routing, polyurethane sealant, and an external waterproof coating. Once the monsoon starts and the soil is saturated, groundwater pressure at these cracks can make them actively weep, which requires more aggressive treatment.

What a Proper Pre-Monsoon Basement Assessment Covers

A comprehensive basement or podium waterproofing assessment from PS Group covers all five of the above — walls, joints, slab soffit, sump pump condition, and retaining wall perimeter. The output is a written scope of what needs attention, in priority order, with enough lead time to act before June.

If your basement has flooded in the last two monsoons and nothing structural has changed, it will flood again this year. The only variable is how much damage it causes.
